How to approach potential Joint Venture partners?

What is the best way to approach them and get them to buy into my business?
1. Create a need.
If you’re willing to build relationships with other small business then you have to provide a solution to their problem.  Are they currently looking to build their business by attracting a “new” clientele?  If so, you have to position yourself to solve that provide for them or get them access to the solution.

Here’s an example: I’m currently working with a transitional program that seeks out living facilitates for individuals in transition.  It would make sense if I partnered with real estate investors who have rental properties or property management companies.  When I build this relationship with this type of individual, I need to identify if they have a need for tenants or are all their properties at capacity.  If they are at capacity then they would get placed in…
